Dubai-based startup dataHabibi has launched an AI-powered property intelligence platform aimed at buyers, investors, agents and developers. Founded by Ibrahim Qorraj and Haron Merzaie, the platform aggregates building prices, rental yields, transaction histories, market forecasts and area trends into a single research tool. The service intentionally carries no property listings and displays no advertisements — "the research is the product" — and its models refresh market signals daily to keep outputs current.

Core tools on dataHabibi are available for free, while a Pro tier unlocks deeper transaction history, richer rental data and expanded investment analysis. Dubai is the initial market for the service, with the founders indicating the same system could be extended to other cities where property data is "large, fragmented and difficult to interpret." The launch is presented as a practical application that aligns with the UAE's National Strategy for Artificial Intelligence 2031, which aims to bring AI into key economic sectors.

Planned additions and outlook

The next development phase will extend AI into output tools. Planned features include automated valuation ranges, broker-ready PDF reports, personalised investment briefs and alerts for price, yield and deal activity changes. Merzaie framed these additions in practical terms: developers will be able to monitor demand shifts around competing launches, agents can produce branded client reports without an afternoon of data collection, and buyers can test asking prices against actual comparable transactions.

With daily-refreshing models and a freemium structure, dataHabibi aims to democratise access to property research that traditionally required specialist teams. The founders see the product as a market-evidence first tool that gives users actionable insights rather than sales-driven listings or advertising-led content.
