Abu Dhabi Launches AI-Powered Platform for Seamless Investment in Government Properties

Abu Dhabi launches AI-driven portal to streamline investment in government land and buildings

Abu Dhabi’s Department of Municipalities and Transport (DMT) has rolled out a new digital service that allows investors to discover, bid for and secure government-owned land and built assets through a single online workflow. Launched at LIVEX 2026, the “Government Asset Investment Service” is integrated with the emirate’s TAMM platform and promises an end-to-end journey from opportunity discovery to contract signature.

"This marks an important advancement in how government land and built assets are presented and taken forward," said Nasser Saleh Farah, Director General of Financial Affairs at DMT.

The platform centralises multiple steps that were previously handled separately. Investors can search available projects, register interest, submit bids, receive selection decisions and sign agreements all within TAMM. The system incorporates artificial intelligence to recommend assets that match an investor’s profile and stated interests, and it visualises the surrounding context—showing parks, public facilities, bus stops and other amenities—so prospective buyers can better assess suitability before committing.

  • Integration: The service runs through TAMM and covers the full investment lifecycle from discovery to contract.
  • AI features: Algorithmic suggestions surface assets aligned with each investor’s profile and preferences.
  • Context mapping: Surrounding infrastructure and amenities are mapped to aid decision-making.
  • Standardisation: The service uses standard contract templates, land-pricing mechanisms and agreement structures to ensure consistency.
  • Participatory rules: Clear eligibility requirements and approval criteria are embedded, alongside Musataha and lease arrangements.

DMT has emphasised that the platform operates against a fixed set of rules to provide clarity and fairness. Standard contract templates and set land-pricing mechanisms are baked into the process, while Musataha and lease arrangement options remain available for approved participants. Those measures aim to ensure a consistent approach to approvals and contracting, minimising administrative friction and ambiguity.

Nasser Saleh Farah framed the service as part of a broader objective: "The goal is a single, transparent and digital process, and that land and buildings should be seen as drivers of economic activity, urban development and quality of life." The DMT statement positions the new offering not only as a transactional improvement but also as a tool to channel government assets toward economic and urban outcomes.

The launch sits within a wider agenda showcased at LIVEX 2026, an event that convenes government leaders, developers and international experts around six themes: liveability, culture, education, economy, energy and health. Organisers and officials say the digital service is intended to support Abu Dhabi’s strategic push to diversify its economy while making the emirate more attractive to investors and residents.

Interested investors can explore listed projects via TAMM, which will host the asset listings and manage the bidding and contracting workflows. By combining AI-driven discovery, contextual mapping and standardised contracting, authorities expect the platform to make access to government land and built assets clearer, faster and fairer—bringing investment decisions and approvals into a single, digital channel.
